Ft. Collins real estate market update 6/3/2013

As I mentioned last week, we were working with out of state buyers who are looking for homes in Ft. Collins. With the lack of inventory, the buyers are having a difficult time finding a home so most are being forced to rent until inventory increases. However, in one instance, a property came up that one of our buyers wrote a contract on. To be insured that they did not lose the property to another buyer, they wrote an offer for $15,000 more than the listing price plus they added an escalation clause stating that they will pay $1,000 more than any other competing offer that seller is willing to accept! This is certainly becoming a trend as well, which of course is also causing drastic price increases, especially in Old Town.
