    To List Your Home Before or After the Holidays?

    Many Realtors will tell you that “Winter is a great time to sell.” I used to say this myself, but more and more, I disagree with this advice. The average days on market (DOM) in Old Town is 33% MORE during the 4th Quarter, than it is during the 1st Quarter. Last year, January – April, the average DOM was 50 days, right now, in Old Town, it’s 75 days. Many people say that right now “Inventory is low and demand is high.” This isn’t true either. Right now there are 28 homes on the market in Old Town, ranging from $344,900 – $1,195,000, and their average is 73 days on the market. Extra time on the market does not help Sellers, but it DOES help the buyer, it makes the Seller more vulnerable to lower offers and ultimately a lower sales price. Pro Tip: Unless you need to sell now, the best bet for the Seller to make top dollar on their asset, is to list in the first or second Quarter. This is what I am advising my clients to do, therefore, see below the list of my Coming Soon listings!
